We live in California and want to know about each state. Mostly Florida and California.

Mortgages are regulated at the state level. The type of mortgage rarely makes a difference unless you are talking about commercial vs. residential loans.

Check online to read up on the state regulations. Mortgage brokers in CA have to have a real estate license so you can assume that a reverse mortgage would fall under those regulations.

can someone SIMPLY explain to me about mortgages- what exactly they are and all the ins-and-outs of them are. and then can u explain to me what re-mortgaging is?

A mortgage is a loan to buy a house. The standard is a 30-year loan.
With a mortgage, the property is used as collateral. This means that if you do not make your payments, the bank can take the property from you.
Mortgages have interest rates that are usually charged per year. So, a 4% interest rate is basically 4% a year.
Each mortgage payment has principle (what’s buying down the loan) and interest. In the beginning, your payment is heavily weighted towards interest meaning that if you have a $2000/month payment, you may be paying $1500 towards interest and $500 towards principle. As the loan ages, you pay less interest and more principle.

I’m not sure what you mean by “re-mortgage”. If you mean refi, this is where you redo your mortgage, usually with some benefit for you. Right now, refis are common for cash out and for a lower interest rate. You start over with a refi, meaning you pay lots of interest at first.
