Will they change my overseas orders to stateside b/c of my debt-income ratio?

Okay, I’m undes in the navy. I’m an E3 and I’ve received my first duty station orders to report to Japan in June 2011. Now, the navy laws (rules) say that anyone E4 and/or below cannot be station overseas if they debt-income ratio exceeds 30% or more. Now the chief who did my overseas package “happen” to overlook some debt like a credit card in collections $2,021. Although I know she was trying to help me keep my orders…it may cost me in the long run. As we all know the cost of living in Japan is higher than the US so this will cause me some major issues. For example: an E3 base income is $1,705 right…my car payment is $479 per month….that’s just one bill. That puts me at 35% right there. She put on paper work that my debt ratio was 29%…I am suppose to meet with the PLR about my orders getting change Tuesday…do you think they’ll change them due to the debt income ratio and being that im an undes seaman?

Japan is nice. I was there for a few months. Just stay out of Tokyo as there is a LOT of anti-American sentiment there. Get off base and hit the little towns in the mountain. There you will find more traditional Japanese people and environment. I went to a small town when there was a festival and it was fantastic. The people were friendly and accommodating. And this time of year is a good time to do. It does get hot and humid with some thunderstorm activity but overall it’s great there.

Anyway, the Chief really did you a disservice by “ignoring” your finances. She essentially forged your paperwork which is not helping you at all. Because you are going to Japan the Navy should give you a cost of living allowance even if you live on post. But you are correct in thinking that the Japanese economy is very expensive. When I was there is was 145 Yen to the Dollar. Now it’s around 80 Yen to the Dollar. Not good. So unless you buy on post then be prepared for everything to be out of sight.

If you take your car with you keep in mind the Japanese drive on the left side of the road. It took me forever to get that down.

On base you will see a lot of caves carved into the mountain sides. These are OFF LIMITS to everyone. There are artifacts and unexploded ordinance in those caves so don’t go in them. They are fenced off for the most part. Believe me I wanted to go in and snoop around.

But overall you will definitely enjoy your stay in Japan. If you want to go do another great place that is the island of Diego Garcia. It’s out in the middle of the Indian Ocean but it’s a fantastic place to be stationed. I loved it there and so did everyone else I know who was stationed there. We would all go back tomorrow if given the chance.

First time house buyer, help.?

My husband is in a commission based job. I work a weekend job and am starting a full time job, that pays very little, but decently. I also attend college full-time. We are getting laughed at and turned down left and right because of the commission job, and because of us being first time buyers.

What can we do.

Realtors tell us the “modular” homes are horrible, and have bad resale values.

We cant’ rent a house because we have two smaller dogs, and are NOT getting rid of them.

Apartments in my area are really trashy and dangerous.

Is the problem really that your husband lacks a two year history in commissioned position?

That is a tough thing to overcome. The FHA may be okay with it if he has at least one full years earnings to show in your tax returns and he is not writing of a lot of expenses and he has a two year history in that line of work.

If you don’t make enough to qualify for the home you are trying to purchase, that is a separate matter. In that case, you might want to look for a house that you could buy through a land contract or a lease option to purchase. Work on your income and wait out the two years (if that was the problem) and then you will have an easier time of qualifying.

If by modular homes you mean manufactured, I agree with your Realtor.

Any lender worth working with ought to be able to give you a plan. Unless there is more than you are telling, in time, you will be able to get the loan you need.
