Give That House A Second Look Before You Buy It

Although owning a home may be a dream come true for most people, make sure you are firmly grounded in reality when you begin your search for your fairy tale castle. It’s important to use your head and consider the practical aspects of home buying before jumping into a real estate contract. Make sure you ask the right questions and get the right answers.

If this is your first time to shop for a home, don’t go into the deal unprepared. Apart from the paperwork, it is important too to take a look into that house up for sale; it’s just right because after all you are going to live in it and live with a mortgage. You look at the house and ask how much it will cost you before you can apply for a mortgage.

Look around the area and see if the neighbors have pride in their homes. If other homes in the neighborhood aren’t well maintained, it affects the value of the houses that are maintained. Fancy areas carry fancy price tags. If the house needs repairs see if the seller will complete them before the sale.

Needed home repairs can give a buyer a bargaining position on the price of the home. Check with your mortgage lender on their requirements. They may be unwilling to grant a mortgage on a home that needs repairs or they may require you to put the money for repairs in escrow. Make sure to check the basement and attic for evidence of flooding, leaks or other potential problems. Mold can be expensive to remove and unhealthy to live with.

Many homes are sold with the kitchen appliances. Look at the appliances. How old are they? Are they energy efficient? Will you have to replace some or all of them in the near future? Look at the countertops and cabinets. Do they need repairs or replacement? Does the house have city water or well water? How old is the well and the well pump? Look under the sink for leaks. Is the house city sewage or septic? How old is the septic system?

Next to the kitchen, the bathroom is the most expensive room to remodel. Is the bathtub and shower clean and in good repair? How old is the hot water heater? What about the sink and toilet? Any cracks or discoloration? Have the home inspected by a professional who can check the plumbing and electrical systems.

Examine the attic carefully. Make sure it is well insulated so that you won’t lose heat from your home. Look for any signs of leaks. Sometimes even roofs that appear to be in good shape have leaks that can be expensive to fix. What sort of ventilation does that attic have? Look at the exterior and check the maintenance. Count the windows and doors.

If you are planning to live in the house, make sure you walk around the neighborhood. Talk to some neighbors. Is this an area of young families or retirees? Will you and your family be comfortable living in this neighborhood? Look at the house on a rainy day. It’s easier to spot leaks and problems in bad weather. If everything looks good and you haven’t found any red lights, make an offer on the house that’s within your budget.

Uncle Sam’s Inventive Way To Spend Your Tax Money Without Your Knowing It!

Expect dismal fourth-quarter numbers for Fannie Mae and Freddie Mac, as the Treasury moves to pacify the markets by lifting their total credit facilities beyond $400 billion.

Let me be clear, this was nothing more than the Obama administration preventing even more confusion and frustration about the government corporations who received more bailout money than any other corporation, due in total to its close relationships with sitting senators and congressmen, no doubt.

These two wasteful and inefficient bureaucracies are simply excellent examples of further government mismanagement of the housing market. Amid rising defaults, both made unusual disclosures recently, noting that the government’s pressure on them to assist the housing market could cost taxpayers.

Thus, increasing their lines of available credit is the best, and most secretive way, the administration and legislators can bail them out without attracting a lot more public scrutiny.

Now, don’t think that the executive pay guidelines recently installed by the new “Pay” Czar will apply to either of them, given that they received their bailout money well before the pay guidelines were put in place, and they credit increase isn’t considered a bailout.

Unlike Citigroup, Bank of America, AIG, Chrysler, and GM, Congress deemed that Fannie Mae and Freddie Mac had not received “exceptional assistance” and therefore did not have to have their pay decisions scrutinized by the pay czar.

As poorly as these two institutions have performed over the past year, the possibility of their executives receiving their $6 million pay seems ridiculous.

In 2009 the credit lines for each of them were already increased from $100 billion to over $200 billion, and now they are requesting to have that amount doubled again to total more than $800 billion, which is backed only by our governments willingness to pay the interest, with taxpayer dollars. Having received at least $100 billion in tax payer bailout moneys already, the lending giants can’t seem to find stable ground.

Typically they buy mortgages from banks and bundle them for re-sale to investors who desire the yield indicated. Together, they own or guarantee almost 31 million home loans worth about $5.5 trillion, or about half of all mortgages, reports indicate. Add in the 100’s of billions of dollars in securitizations remaining to be included in their balance sheets and you can see just how bleak things are for tax payers.

Under the Treasury’s new flexible financing formula, Fannie and Freddie get more taxpayer support based on a formula that takes into account how much each company loses in a quarter. Given President Obama’s efforts to stabilize the housing market and stop the slide in housing prices, even with Fannie and Freddie under conservatorship, they have been touted to promote the failed policies pushed by the government.

As a taxpayer, you are left to wonder why all of your money is being spent on a secret bailout for federal corporations whose portfolios only continue to decline in value, by our President whose plans to stop or slow foreclosure have been an abject failure.
